Research-led advisory

Is your Dubai property a good deal?

Direct answer

It is a good deal only if the price, the net rent after service charges, the developer, and the way you will use it all hold up — not because a brochure says so. Send us the offer; we will tell you what we see.

Check an offer before you sign

Most buyers hear one story — from the person who needs the sale. A second look is just someone else checking the price, the plan, and the developer.

We look at recent sales, service charges, the payment plan, and delivery. Then we say go, renegotiate, or wait.

Tell us what you have. We reply within one business day.

Who reviews your deal?

Ravi Teja, Managing Director at CoreSpaces, looks at live offers — price against similar sales, the payment plan, and the developer. If a purchase does not hold up, we say so.

We do not publish aggregate review statistics or redacted sample reports. Each engagement is scoped to your specific offer and objective.

What you receive

  • Pricing view against recent transacted comparables in the same building or community
  • Net yield after service charges, voids, and transaction costs — not gross brochure yield
  • Developer delivery and escrow check for off-plan offers
  • Payment-plan shape review (front-loading, post-handover exposure)
  • A plain view: go ahead, renegotiate, or wait

Should I buy this Dubai off-plan apartment?

Buy only if the developer's delivery record in that corridor is credible, payments route through escrow, the payment plan is not front-loaded, and the net economics on completion beat ready alternatives.

If any of those cannot be verified in writing, pause. Our off-plan due diligence checklist covers the full verification sequence — or book a second opinion on the specific unit.

How do I know if a Dubai property price is fair?

Compare the asking price to recent transacted comparables in the same building or community, adjust for view, floor, and fit-out, then subtract the full transaction costs and ongoing service charges to see net yield.

If the seller cannot justify the premium with data, treat the price as negotiable or walk away. Our rental yield calculator and payment plan analyzer help you pressure-test the numbers before you sign.

Common questions

Is my Dubai property a good deal?
It is a good deal only when price, net rent after costs, the developer, and how you will use it all hold up. We look at those on your offer and say if we would wait.
Should I buy this Dubai off-plan apartment?
Only if escrow, RERA registration, developer delivery history, and net economics on completion all check out. Use our off-plan due diligence checklist and payment plan analyzer for a pre-check, then book a human second opinion if you want full diligence.
How quickly will I hear back?
Someone on the team reviews every submission within one business day. Complicated off-plan files may need a follow-up for documents.
Will CoreSpaces tell me not to buy?
Yes, when the price, the developer, or the fit is wrong. That is a normal outcome — not a failure.
How do I verify a Dubai agent is licensed?
Check the broker's RERA BRN and the brokerage ORN on Dubai REST or the DLD portal. Trakheesi permit numbers should appear on property adverts. See our advisor vs broker guide for the full verification sequence.
