Why trust CoreSpaces

We cannot compete with broker sites on inventory volume — we compete on independence. This page shows what we can prove today: how we work, how we are licensed, and live counts from our systems when data exists.

Research-led · buyer-side counsel

Our commitments

  • Research-led counsel — we work to your mandate, not a sales quota.
  • Research-led counsel — we will tell you plainly when a deal does not stack up.
  • An advisor reviews every submission within one business day.
  • We are not licensed by the UAE Securities and Commodities Authority and do not advise on securities. Information on this site is general and not a personal recommendation; all decisions remain yours.

How we work & regulatory position

CoreSpaces provides research-led real estate guidance for buyers and investors in Dubai. We pressure-test pricing, developer delivery, payment plans, and corridor fit — including when the honest answer is not to buy. We are not licensed by the UAE Securities and Commodities Authority and do not advise on securities. What we will tell you that a broker won't

When the honest answer is to buy nothing

Our role is research-led counsel — corridor fit, developer diligence, yield modelling, and plain-language risk. We will tell you plainly when a deal does not stack up, including when the honest answer is to buy nothing.

How we work with clients

We focus on research-led diligence before you commit. Ask us any process or deliverable questions in a consultation — we will answer plainly.

Developer delivery and off-plan risk

Both can be right; it depends on your cash-flow needs, risk appetite, and view on the developer. Off-plan can offer payment flexibility and entry pricing but carries delivery and completion risk. Ready property offers immediate yield and certainty but at a different entry point. We model both scenarios for your specific objective rather than whichever path is simply easiest to transact.

Second opinions are welcome

A broker is licensed to transact and often works from stock they need to move. We focus on diligence: pricing against live comparables, auditing developer delivery, and telling you plainly when a deal does not stand up. The difference is mandate and analysis, not who holds the listings.
