How we work with you.
Our role is research-led counsel — corridor selection, developer diligence, yield and cost modelling, and plain-language risk before you commit capital.
We will tell you plainly when a deal does not stack up — including when the right answer is to buy nothing.
Engagements are scoped upfront: what we will check, what documents we need, and what you receive back. Ask us any process or deliverable questions in a consultation — we will answer plainly.
Three steps
1. Define your mandate
Objective (yield, growth, end-use, residency), capital range, timeline, and corridors under consideration. We align on what a good outcome looks like before reviewing any specific unit.
2. Pressure-test the opportunity
Pricing against live comparables, developer delivery and escrow mechanics, payment-plan shape, service charges and net yield, and fit with your stated objective — not the brochure case.
3. Deliver a plain-language verdict
What checked out, what remains open, and whether to proceed, renegotiate, or walk away. Every submission is reviewed within one business day.
