What we check before you buy
Direct answer
Before you put money down: what similar units sold for, service charges, the payment plan, and whether the developer in that area has actually handed over. CoreSpaces does that work with you.

A lot of Dubai property talk is marketing with a spreadsheet attached. The useful part is smaller: does this unit make sense at this price, in this building, with this developer.
We look at comparables, service charges, the payment plan, and delivery. Then we say what we think — including if we would not buy it.
You should leave a conversation knowing what was verified and what was not. That is the whole point of this page.
What should be checked before buying property in Dubai?
Price against recent sales in the same building or community, service charges, how front-loaded the payment plan is, and whether the project is properly registered. The brochure will not do this for you.
What should I have in writing before I sign?
What was checked, what is still open, and a simple view: go ahead, renegotiate, or wait. If someone cannot put that on a page, you do not have a check — you have a pitch.

Common questions
- What does CoreSpaces check on a unit?
- Price against similar sales, service charges, the payment plan, and the developer. For off-plan, escrow and project registration as well.
- Do you publish a fee on this page?
- No. This page is about what we look at, not a price list. Ask us how an engagement works when we speak.
- What should I expect before I pay a deposit?
- A read on the unit, a list of what is still unverified, and a clear next step. If the answer is wait, we will say that.
- What if the person showing me the unit also works for the developer?
- That is common in off-plan. Treat their numbers as the seller’s numbers. Get a second look at price, plan, and paperwork before you commit.
