Freehold vs leasehold

Freehold ownership gives you full, indefinite ownership of the property and the land it sits on, with the right to sell, lease, or pass it on. Foreign nationals can buy freehold in designated areas covering most popular investment communities. Leasehold grants use for a long fixed term (commonly up to 99 years) without owning the land outright.

January 2025 leasehold-to-freehold conversion

On 19 January 2025, DLD announced that 457 eligible plots128 on Sheikh Zayed Road and 329 in Al Jaddaf — could convert from leasehold to freehold. The conversion fee is 30% of the Gross Floor Area (GFA) valuation — the number every competitor guide omits and every buyer actually needs. Confirm eligibility and fee calculation on the DLD announcement before budgeting.

The title deed

For ready property, ownership is evidenced by a Title Deed issued by DLD — definitive proof naming owner, property, and plot. Verify the deed and that the seller is the registered owner before transacting.

Off-plan: Oqood vs initial sale contract

Off-plan interest is recorded through Oqood interim registration until handover, when the title deed is issued. An initial sale contract (SPA) alone is not title — know which document stage you hold. See our off-plan diligence checklist.

Jointly Owned Property and service charges

Apartments in shared buildings fall under Jointly Owned Property rules — service charges and owners' association obligations directly affect net yield. Budget for recurring charges before comparing headline yields.

Ownership and residency

Freehold areas — verify before you buy

Most investment corridors — Marina, Downtown, Business Bay, JVC, Dubai Hills, and newer waterfront districts — are freehold for foreign nationals. Always confirm the specific plot or unit on DLD before committing. Our area guides cover community-level context.
