The numbers, dated and sourced
ValuStrat's Dubai Residential Price Index (VPI) stood at 220.0 in June 2026 — down 1.0% month-on-month, up 0.1% year-on-year, and down approximately 10% since 28 February 2026. Villas and apartments are moving differently: villa index ~293.7 (+2% YoY per ValuStrat segment reporting); apartment index ~169.1 (−3% YoY). Do not merge these into one headline.
Why the −10% happened
ValuStrat frames the February–June move as conflict-driven and expects normalisation within the year. A "which areas are down" page that omits why is exactly the shallow restatement common in brokerage blogs. Context matters for underwriting — not just the direction arrow.
Volume is the bigger story
Transactions −13.6% YoY and value −16% YoY (Cavendish Maxwell H1 2026 reporting). Off-plan resales −51% YoY. Ready sales +46.8% MoM sits inside a −23% YoY decline — do not cherry-pick the bounce without the year-on-year frame.
Pipeline and 2027 supply
~162,500 units scheduled vs ~24,800 delivered in H1 2026. Cavendish Maxwell's H2 2026 delivery expectation is 14,000–23,500 against ~47,000 scheduled — slippage is normal but must be priced into off-plan underwriting.
What flat-to-negative capital growth does to a 5-year hold
At current transaction costs (typically 6–8% all-in on acquisition), flat capital growth over five years is a negative real return after costs. Underwrite on net yield and exit liquidity, not launch-day capital-growth stories.
What we're telling clients this month
