Dubai Trustee-Office Transfer Day: What to Bring and Who Pays What

A ready-property transfer is a booked appointment, not a vibe. Documents, the 2%/2% vs 4% fee argument, and why the trustee’s booking sheet beats a generic blog checklist.

Search “Dubai property transfer day” and you will get checklists that pretend every sale uses the same cheques. They do not. A completed freehold resale, a mortgaged seller, and an off-plan assignment are three different files. What follows is the ordinary completed-property transfer at a Dubai Land Department registration trustee — the appointment where title actually moves.

DLD publishes the government minimum. The trustee publishes the booking sheet for your slot: who attends, which originals, which payee names, which wallets or manager’s cheques they will take that morning. If those two documents disagree, the booking sheet wins for that appointment. Confirm it in writing a few days before you fly.

What DLD still says about the 4%

The public property-sale tariff is a 4% registration fee on the sale value, described as 2% on the seller side and 2% on the buyer side, plus small title, map, knowledge, innovation, and service-partner charges. In the secondary market, buyers often agree to fund all 4%. That is a commercial line in Form F, not a rewrite of the tariff. Say it clearly in the contract so nobody is surprised at the desk.

Trustee service-partner fees are published in bands (commonly AED 4,000 + VAT at AED 500,000 and above, AED 2,000 + VAT below). Title-deed and map charges are small fixed amounts. None of this is the purchase price, the agency commission, or the bank’s mortgage fees.

Documents we actually put on the table

  • Identity. Original passports for non-residents; Emirates ID where it exists. Names must match Form F and the cheques.
  • Form F. The DLD memorandum of understanding — price, deposit, who pays which fees, vacant possession, extras. Unsigned WhatsApp terms do not travel.
  • Developer e-NOC on freehold buildings that require one. This is the slow step. Outstanding service charges on the seller’s side will block it.
  • Title deed (seller) and any mortgage discharge letter if the seller still has a bank on the title.
  • Payment file. Whatever that trustee listed: manager’s cheques with exact beneficiary spellings, or a named digital channel. Do not invent a cheque based on last year’s blog.
  • Power of attorney if a party is absent — original, in date, scoped to this sale. See our remote-purchase guide for Circular 29/R/2025 as law firms currently summarise it.

The hour in the room

The trustee matches identities to the contract, confirms the NOC, takes the government fee and the price according to the booking sheet, and registers the title. Same-day deeds are common when the file is clean. Same-day chaos is common when a name is misspelled or a cheque is two fils short.

If you are buying with a mortgage, the lender’s people and their conditions sit in this hour too. That is a longer appointment. Do not book a tourist afternoon around it.

What this page is not

It is not a substitute for the trustee’s sheet or for counsel on a company, gift, or inheritance transfer. Those have different fee schedules. Off-plan first registration through Oqood is a different desk — start with the off-plan guide and the DLD waiver note if a launch is paying the 4% for you.

CoreSpaces runs this sequence with buyers. We will tell you if the file is not ready for the appointment. General information only — confirm fees and documents with DLD and the appointed trustee on the day of your booking.
