They are not two flavours of the same product
Off-plan: you buy from the developer (or an assignment) before the building is finished. You pay on a schedule. Until handover you hold an Oqood / interim registration, not a title deed. You cannot collect rent on a hole in the ground.
Ready: title already exists, or it will exist at this transfer. You pay, you register at a DLD trustee office, you get a deed. You can live in it or let it. You also pay today’s market price, not a launch price that may or may not look clever in three years.
If a salesperson says “same community, so same investment,” they are selling inventory, not helping you choose.
Money
Payment plans are not free money
The usual off-plan pitch is a low booking fee and a long tail — 80/20, 70/30, post-handover. That can match a buyer who does not want to put 100% to work today. It can also hide a front-loaded first year that looks nothing like the Instagram graphic.
Ready purchases are lumpier: deposit on Form F, balance at transfer, plus DLD fees. Mortgages are more straightforward on titled stock because the bank can take a charge. Non-resident lending still has its own LTV and paperwork — that is a different guide.
We run the full schedule, not the headline split. If the plan concentrates cash before the structure is out of the ground, say so before anyone celebrates the “20% on handover.”
Delivery
What can go wrong — honestly
Off-plan: delay, specification change, service-charge surprise at handover, thin rental depth when a dozen towers complete together, and — in the bad cases — a project that does not finish as sold. Escrow is protection of funds against a specific project, not a guarantee of profit or on-time keys.
Ready: you might overpay versus last month’s comps. You inherit the building’s service charge, the neighbours, and any snagging the last owner lived with. You do not inherit a construction timetable.
Check the developer’s record in that area, not the brand film. Check three sales in the same building, not the community average. That work is the same whether the unit is a hole or a furnished two-bed.
Income
Yield only exists when someone pays you rent
Brochure yields on off-plan are stories about a future building. Service charges are not known until the building is live. Vacancy in a delivery wave is real. If you need income this year, ready stock in a building with a rent history is the honest tool.
If you do not need income, off-plan can still fit — as a staged purchase, not as a fake 7% from a slide. Model net yield at handover with a service-charge assumption you can defend, then compare that number to a ready unit you could buy instead.
Residency
Golden Visa timing is not the same on both
A 10-year property route still sits on DLD-assessed value (widely described as AED 2 million). Off-plan can count once the purchase is registered, subject to the eService that week — you still wait on construction for a home you can use. Mortgaged ready stock typically needs a bank NOC. Do not buy a weak unit because a visa brochure said “off-plan now qualifies.”
Costs
Fees look similar until they do not
The DLD registration fee is 4% of the price on both paths, plus small admin charges. On many off-plan launches the developer pays a “DLD waiver” — that is the developer covering the fee, not the government deleting it. Get the amount in the SPA. On ready stock, market practice often has the buyer funding all 4% even though the published split is 2% / 2%. Write it in Form F.
Ready secondary sales usually carry buyer-side agency commission (commonly around 2% plus VAT on that commission). Many primary off-plan sales are developer-paid on the broker side. Confirm who pays whom in writing. Option C on this site: we do not publish our own compensation here.
Questions
FAQ
Is off-plan cheaper than ready property in Dubai?
Launch prices can be lower than today’s ready comps in the same community. They can also be higher than what the building will trade at handover. Compare a specific off-plan unit to a specific ready unit after fees, not a brochure to a neighbourhood average.
Can I rent an off-plan apartment before handover?
No. You need completion and title (or the right to occupy) before a normal tenancy. Anyone promising rent during construction is not describing a standard Dubai residential off-plan.
Which is safer — off-plan or ready?
Ready removes construction and handover-date risk. Off-plan removes some of the cash-up-front burden if the plan is real, and adds delivery risk. Safety is the developer, the escrow, and the price — not the label.
Do I pay 4% DLD on both?
The registration fee is 4% of the sale value on both, plus small fixed charges. Off-plan launches sometimes include a developer-paid waiver. Ready deals often have the buyer covering the full 4% by contract. Confirm in the SPA or Form F.
Can I get a mortgage on off-plan?
Some banks will issue an offer tied to a registered off-plan, with conditions at handover. It is usually slower and tighter than a mortgage on titled stock. Do not assume the payment plan and a bank loan can be stacked without reading both documents.
How should I decide?
Write whether you need rent this year, how much cash you can put in now, and whether you can live with a delay. Then underwrite one off-plan and one ready alternative against that brief. If only one product was shown to you, you do not have a choice yet.
